PRACTICE DESCRIPTION
John Elliott has extensive experience in all facets of the commercial real estate transactional arena, including acquisition, financing (including sale-leaseback transactions), development, construction, leasing and disposition. Early in his career, Mr. Elliott focused primarily on real estate lending transactions (representing financial institutions), and also spent a significant amount of time in the oil and gas and estate planning/probate areas. In the late 1980's and early 1990's, the real estate lending practice largely became a real estate loan workout practice involving the handling of loan modifications and foreclosures. As his practice continued to develop over time, Mr. Elliott began to focus primarily on the acquisition, development and leasing aspects of commercial real estate projects, principally in connection with retail and mixed use centers. Mr. Elliott estimates, conservatively, that he has negotiated leases covering in excess of 3,500,000 square feet of retail space. Despite the emphasis on retail and mixed use developments, he still views himself as a "generalist" with respect to transactional real estate matters, given that he has been (and routinely continues to be) on both sides of all types of commercial real estate transactions, representing sellers and buyers, landlords and tenants, lenders and borrowers, owners and contractors. His client list includes national retailers (in particular, Mr. Elliott and his partner, Mike Robertson, have worked extensively with Barnes & Noble in connection with the rollout of its superstore concept, which began in the early 1990's) and real estate developers with all types of projects located throughout the State of Texas.
